We begin the process the obtaining all operational data from our client followed by a visit to the property and the surrounding areas.
The result is a comprehensive market evaluation that includes many photographs, information on properties recently sold as well as those on the market today.
After the client reviews the evaluation and a listing price is set, we move forward to marketing. Below are the steps in our marketing campaign that are taken throughout the process:
- Completing of the marketing package
- Property placed in all major internet platforms (Loopnet.com, MLS)
- Telephone solicitation to all owners in the general area
- Marketing packages mailed to all owners who have purchased properties in the area in the last 12 months
- Postcard mailer to all owners in the area
- Newspaper advertising
This process is generally completed within 4 months of the listing date. If the property has not generated interest with the buying community, a visual property upgrade or a price adjustment may be necessary. All steps are then repeated.
When representing our client we assist our client with all aspects of the transaction, we can arrange to be present at all showings, inspections and appraisals.
