
Buying commercial real estate is a great, low risk, investment that generates passive income, provides long term equity growth, and has enormous tax benefits.
Our main goal is to first identify the short and long term investment plans of our new clients. Investment purchases are made for many different reasons and understanding them plays a tremendous role in our ability to help. In many instances, we are able to look to our experience and share with our new clients how our past clients investments techniques worked. (This is done with strict confidentiality to our past/current clients). By understanding someone’s objective and applying past clients techniques we are able to draw up a potential investment strategy and identify several options for successful investment.
We use various internet platforms to find several properties that fit our client’s criteria. This process is continued until a suitable property is selected by our client. The next step is to write and offer and negotiate price. After this our involvement varies:
a. For the more experienced investor we simply act as a liaison between all parties and keep them informed of important dates and tasks that need to be completed in accordance with the contract. This process continues until the transaction closes.
b. The less experienced investor is guided through the entire process, complete with explaining various clauses in the contract, assisting in selecting escrow/title companies and picking the right loan program. In the past, we have recommended attorneys, helped hire property inspectors, interview potential managers and/or management companies, and hired landscape professionals. Everything is done to guide our client through the entire transaction and ensure a successful closing.
The services we provide are free of charge to the Buyer/Investor as the commission is usually paid by the selling party.
