Due to the run-up in real estate values in the local market, many investors find themselves with large equity positions in their properties with low returns on equity. In the past, this issue was easily resolved by completing a 1031 exchange. Because properties in California offer investors very low returns, an exchange process within the state does not make much sense today.
This is very different for properties in other states, where many properties offer double digit returns. By moving their equity out of state most Southern California investors are able to realize hefty increases in their cash flow while having the new properties managed on local professional management firms.
Through the network of brokers across the nation we are able to provide preliminary information on investment properties, as well as in depth operational data of properties before any offer is written. This enables our investors to research due diligence materials before committing to a transaction.
